Welcome to Aldingbrooke Condo Homes! This page contains overview information of our association, useful for new residents, especially those who are first-time condominium residents.
Aldingbrooke Condo Homes is a condominium development, comprised of 101 individually owned units and common areas. Aldingbrooke Condo Homes, like other condominium developments, has an association that governs the policies of the condominium development, allocates expenses for maintenance and upkeep, and collects the association fees. All condominium owners (co-owners) are members of the association. The name of our association is The Manor Homes at Aldingbrooke Condominiums Association (or abbreviated as TMHA).
Governing Documents
TMHA, like other condominium associations, is governed by a set of documents specific to the association and by local, state and federal laws. The TMHA governing documents include the Articles of Incorporation, Master Deed, Bylaws - Exhibit A, Condominium Subdivision Plan - Exhibit B, and Adopted Rules and Regulations. Articles of Incorporation
Filed with the Secretary of State, these provide the legal basis of the TMHA as an incorporated non-profit corporation.
Master Deed
Among other purposes, the master deed defines the land that makes up Aldingbrooke Condo Homes and the three types of property therein: condo-home or unit, limited common element, and general common element. A unit is the enclosed space constituting a single, complete residential unit owned by a member. A limited common element is that portion of the condominium development that serves at least one, but less than all units. A general common element is that portion of the condominium development that serves all units. Our documents use “common elements” to refer to all limited common elements and general common elements. It is important for a co-owner to understand units versus common elements in order to know who (co-owner or TMHA) is responsible for maintenance, decoration, repairs, and replacement.
Bylaws
Association Bylaws are the rules to manage, maintain, and administer the condominium.
Condominium Bylaws set forth the rights & obligations of co-owners.
Condominium Subdivision Plan
The recorded map of the buildings and units contained in Aldingbrooke Condo Homes, including the number, boundaries, dimensions, area and volume of each unit and the common areas.
Adopted Rules and Regulations (ARRs)
Operating rules and regulations developed and approved by the TMHA Board of Directions that apply to the management and operation of a common element or to the conduct of the business of the TMHA.
TMHA residents are responsible to be aware of and adhere to ARRs. The following is a sampling just to provide an idea of some of what the ARRs address:

- Modification to structural walls
- Tree planting
- Entranceway shrub planting
- Patio/deck addition
- Door wall and window replacement
- Front door replacement
- Security system installation
- Awning installation

- Outside plants and ornaments

TMHA is a legal entity that has enforcement powers to enforce the bylaws and ARRs. There is an ARR that addresses fines for violations of bylaws or ARRs.
The TMHA also has enforcement powers to collect association fees, and can put liens on units or even initiate foreclosures should a co-owner fall behind on the association fees. There is an ARR that addresses collection of delinquent accounts.
Board of Directors
TMHA has a Board of Directors; it is comprised of volunteers who receive no pay. They are nominated and elected by co-owners at TMHA annual meetings and serve a 2-year term. The Board's primary functions are to 1) preserve, maintain and improve the property 2) collect assessments and 3) enforce the Association rules. Operating Expenses & Reserves
All TMHA co-owners pay a monthly fee that covers the operating expenses associated with maintaining our property. The monthly fee includes items like exterior building maintenance, landscaping of the common areas and snow removal.
A portion of the monthly fee goes into the TMHA reserve account. This account is for long-term, recurring major projects such as painting/siding, roads, and roofs, for one-time significant projects, and for emergencies.
